Build-to-suit without the change orders

Equipment upgrade

Change orders are where build-to-suit budgets go to die. Our approach is simple to say and hard to do: keep the scope honest from day one.

Scope discipline up front

The first site walk happens with every stakeholder who can later say “that’s not what I meant.” Assumptions get written down: soil, access, utilities, permitting authority. What the customer needs gets priced; what merely looks impressive doesn’t. The quote you receive is the build we intend, line by line.

During the build

Weekly photo reporting means nobody discovers a problem at invoice time. Deviations get flagged the same day with a cost and a schedule impact attached — while there are still options. And because our crews self-perform, there’s no subcontractor telephone game between the person who found the issue and the person who has to decide.

The result

Carrier-ready sites delivered at the number quoted. It’s not magic — it’s refusing to let ambiguity into the contract, and refusing to let silence into the build.
